For general contractors' project accountants

Every sub's lien waiver and COI in before you release the pay app

Waiver Chase emails each subcontractor what is missing for the month, reminds the ones who don't send it, tracks COI expiry dates, and lists what is still outstanding on every project.

How it works

Press Request now once a month. The chasing is done for you.

Add a project, upload its sub list from CSV or Excel, attach your own waiver form. Each month, one button asks every sub for what it owes, and the tracker fills in as they upload.

Emails each sub exactly what is missing on each project, with a no-login upload link

The email lists only what that sub still owes on each of your projects, signed in your company's name, with replies going to your own inbox.

Reminds subs who haven't sent it on weekday mornings, then stops and lists them in your digest

On days 3, 7, 11 and 15 at 8:00 on weekdays. After the last one the sub is listed in your morning digest as one to call.

Tracks the expiry date of every COI and asks for a renewal 30 days before it lapses

The sub enters the expiry date when uploading and you check the certificate. Expired certificates show in red on every tracker.

One tracker per project and one exceptions list across all of them, plus a ZIP packet of accepted waivers and COIs for the draw

Sorted by billing day across every project, with a CSV export. The packet has a cover sheet that lists what is still missing.
What your subs see

One plain email, one link, no login

The sub opens the link, downloads your form if you attached one, enters who signed and when, and uploads the signed PDF or a phone photo. You review it beside what they entered and accept it, or send it back with a reason they see.

Questions GCs ask

Does it supply lien waiver forms?

No. You attach your own state's form to each project and subs download it from their upload page. Waiver Chase collects and tracks the signed copies and gives no legal advice.

How do subs send their waiver?

They open a link in the email, with no login, enter the signer's name and date, and upload the signed PDF or photo up to 4 MB. You review each upload and accept it or send it back with a reason.

Does it read my subs' certificates of insurance?

No. The sub enters the expiry date when uploading and you check the certificate yourself. Waiver Chase tracks that date, shows expired ones as exceptions and asks for a renewal 30 days ahead. It does not check coverage limits or endorsements.

How do I get my subs in?

Paste or upload a CSV or Excel list with company, contact and email for each project. You map the columns once and it remembers them. There is no connection to Procore or your accounting system.

What if a sub never sends it?

It stops after the last reminder and lists the sub as missing on the tracker and in your digest, so you know whom to call before the pay app.

How long are files kept?

Uploaded files and records are kept for 13 months after their month, then deleted. If you cancel, everything is kept 30 days in case you come back, then deleted, and you get an email with the date.

How many projects does $149 a month cover?

Up to 25 active projects and 400 open requests at once, with up to 60 subs a project. Archive a finished project to make room.

Can I try it before paying?

Yes. Run the sample project, or paste up to 10 of your own subs to see your tracker and the exact email each sub would get. Nothing is sent to your subs.
