The year's reconciliation, from files you already export

Map the columns of your GL and rent roll once, put each GL account in a pool once, confirm each lease's terms once. Every later file and every later year reuses them.

Applies each lease's share, exclusions, caps, gross-up, admin fee, base year and partial year

Non-cumulative and cumulative caps, gross-up of variable costs to the lease's occupancy level, and the days a tenant was in.

One letter PDF per tenant and a backup ZIP per property, after you approve the numbers

Each tenant also gets a no-login link to its own letter and the GL detail behind its pools, for you to send.

Upload the year-to-date GL any month to see which tenants' estimates are running short

A digest on the 5th lists tenants more than 10% off, with the monthly estimate that would end the year even.

Try it on a sample 6-tenant strip center first, no sign-up

Change a lease's cap, admin fee or gross-up and run the same engine subscribers use. Open the sample.

Every line of the math, on the letter

Tenants and their auditors ask how the number was found. The letter shows it: the pool, the gross-up, the share, the cap, the admin fee, the estimates billed.

  • Pool totals tie back to the GL total on screen, so nothing is lost between them.
  • Integer cents, rounded once per line: the letter's lines add up to its total exactly.
  • Nothing is final until you approve it; reopen to change it, and tenant links say it is being revised.
  • Upload a lease PDF and the terms are suggested with the lease text each came from. You confirm them.

Questions landlords ask

Which accounting systems does it work with?

Any that exports a general ledger detail report as CSV or Excel, such as QuickBooks, Yardi Breeze, AppFolio or Buildium. You map the columns and assign GL accounts to CAM, taxes and insurance once, and it remembers them. There is no direct connection to your accounting system.

Which lease terms does it handle?

Pro-rata share by square feet, a stated denominator or a fixed percent; excluded GL accounts; a base year or expense stop; a cap on controllable CAM (non-cumulative, cumulative or compounding); gross-up of variable expenses to an occupancy level; an admin fee; and tenants who moved in or out during the year. Shares on occupied area only and caps on taxes or insurance are not handled yet; enter a fixed share or exclude the account instead.

Does it read my leases?

You can upload a lease PDF and it suggests the CAM terms with the lease text it found them in. Nothing is used until you check and save them. Scanned leases are not read; you type the terms into the form.

Does it send the letters to my tenants?

No. You approve each property's reconciliation, then download the letters and backup, or copy each tenant's download link into your own email.

Is this legal or accounting advice?

No. CAM Rec does the arithmetic on the terms you confirm and shows every step. It does not interpret your leases.

What happens to my data if I cancel?

It is kept for 30 days after cancelling, then deleted, and you get an email with the date. Subscribe again before then and everything is as you left it. The app and your tenants' links stop when the subscription ends, so download your letters and backup ZIPs before you cancel.
