Any that exports a general ledger detail report as CSV or Excel, such as QuickBooks, Yardi Breeze, AppFolio or Buildium. You map the columns and assign GL accounts to CAM, taxes and insurance once, and it remembers them. There is no direct connection to your accounting system.
Pro-rata share by square feet, a stated denominator or a fixed percent; excluded GL accounts; a base year or expense stop; a cap on controllable CAM (non-cumulative, cumulative or compounding); gross-up of variable expenses to an occupancy level; an admin fee; and tenants who moved in or out during the year. Shares on occupied area only and caps on taxes or insurance are not handled yet; enter a fixed share or exclude the account instead.
You can upload a lease PDF and it suggests the CAM terms with the lease text it found them in. Nothing is used until you check and save them. Scanned leases are not read; you type the terms into the form.
